It differs from policy to policy but I think it could cover theft of common contents such as fire extinguishers, furnishings, etc.

When you say theft is covered on the block insurance – to what level do you mean – contents??

The excess on an insurance claim is the responsibility of the apartment owner and not the management company. Unfortunately with the difficulty in obtain insurance for apartment blocks it now means that the excess tends to be very high and appreciable.

Hi Judy,

I don’t think there’s any laws that cover this. Some management companies pay the excess, others expect owners to pay it. I’ll see what I can find out.

Can you tell me who’s legal responsibility it is to cover the excess on an insurance claim made through the Management Company Insurance please? Is it the owner of the apartment or should the excess come out of the Management Company account?
